Added floor?

Hi guys I'm sorry to be a pain, but looking back at the brief, I was afraid that what we mocked up on Thursday was not going to be substantial enough for the assignment.

I've mocked up another design - really similar, with an extra floor.

First floor - offices and shared cafe
Ground floor - Retail and supermarket (or other similar large retail)
Basement - carpark

If anyone would like a develop reference i was trying to channel the Hive shopping centre on Victoria Street Abbotsford which has an Aldi and a Woolworths with some mixed retail.

I've uploaded what I drew into our Google Docs folder. Please let me know what you think.

Stage 2: Building estimating

After much deliberation we came up with a building plan below:

David and Henry:
  • Draft up building (plan and 2 sections)
  • Estimate building cost
  • Henry only - type up meeting minutes
  • David only - research borrowing requirements
Circe:
  • Find all other costs involved
Trish:
  • Calculate rental
  • Start report

Trish's Site Visit - Weekday morning

I visited the site this morning at around 10am.

First impressions:
  • Very few pedestrians
  • Car dealerships and auto-service repairs (Bayfords across the road is vacant now)
  • Low prestige single level attached shops
  • Pub on the corner, Preston Hotel
Shopping strip away from the city
View down High St, site is on the right

The nearby intersection with the medical centre on the corner
Public transport:
  • Bus stop right by the site
  • Routes 552 and 553
Parking
  • On street 1 hour; there were no cars parked at the time
Surrounding
  • New, single level medical centre including dentist, doctor, pharmacy, radiologist. Fairly busy, pre-cast concrete construction.
  • TCM mechanical services
  • Car dealerships
  • Tyre repair, car repair
  • Small, quiet shopping strip in direction away from the city. Not very nice. There's an example of an office there but it's abandoned not in good condition.
  • A lot of shops are vacant so I'm pretty sure retail is not the way to go!
  • Preston High St shopping strip towards the city. Very busy, good healthy commercial activity.
The shopping strip in the direction of the city. Starts off quiet but gets busier.
Commercial activity particularly good around the Chemist Warehouse intersection and surrounds.
