I visited the site this morning at around 10am.
First impressions:
- Very few pedestrians
- Car dealerships and auto-service repairs (Bayfords across the road is vacant now)
- Low prestige single level attached shops
- Pub on the corner, Preston Hotel

Public transport:
- Bus stop right by the site
- Routes 552 and 553
Parking
- On street 1 hour; there were no cars parked at the time
Surrounding
- New, single level medical centre including dentist, doctor, pharmacy, radiologist. Fairly busy, pre-cast concrete construction.
- TCM mechanical services
- Car dealerships
- Tyre repair, car repair
- Small, quiet shopping strip in direction away from the city. Not very nice. There's an example of an office there but it's abandoned not in good condition.
- A lot of shops are vacant so I'm pretty sure retail is not the way to go!
- Preston High St shopping strip towards the city. Very busy, good healthy commercial activity.
The shopping strip in the direction of the city. Starts off quiet but gets busier.
Commercial activity particularly good around the Chemist Warehouse intersection and surrounds.
